Michael Miller of San Antonio and Frank Roberts of Dallas de vised a general redevelopment ad expansion plan for North Gate as their terminal design • problem. Among the major proposals of Miller and Roberts is the closing of College Main from Church Street to University Boulevard a distance of about one com mercial block. The plan calls for converting the closed portion of College Main into a pedestrian mall to provide more exposure for existing and potential businesses. Backs of stores would become second fronts. & CASH S USED BOOKS Help Lou Help You $ It is also suggested in the pro posal that Patricia Street, the first street north of University Boulevard, be closed and con verted to pedestrian malls. Traffic which normally flows into the A&M campus from Col lege Main would be re-routed, Miller said, and the traffic light at College Main and University Boulevard would be moved to Houston Street and University Boulevard to facilitate movement. A traffic light also would be installed at Nagle and University Boulevard to handle the heavier use caused by the closing of Col lege Main. “The whole idea of the study,” Miller remarked, “is to present an image which will stimulate in terest and thought leading to the job being done.” Another suggestion is to de velop medians on University Boulevard, complete with trees and planters, not only to beautify the area, but to provide a safety feature for pedestrians crossing from the A&M campus. Because of the closing of streets, the proposal also suggests three parking lots in the North Gate area to accommodate 400 cars. Additional spaces would be set aside for parallel parking. The major portion of the area established as the business center is confined to an eight-acre, two- block wide strip of primarily re tail outlets along University Boulevard, extending from Lodge Street to Boyette Street. Plans call for malls to be re surfaced with various textures of concrete and brick and where necessary be stepped or terraced to compromise natural slopes. Numerous trees and shrubs, as well as fountains, sidewalk furni ture, display kioskes and trash disposals also are suggested. Other facets of the proposal include: • New buildings and additions to existing buildings to double the amount of commercial floor space. • A small park and several new variety shops would surround the Campus Theater. „ • A new city offices building fronting on Church Street, with present offices to be retained for additional space. The study was sponsored by the North Gate Merchants Associa tion, with background informa tion obtained by interviews with store operators and prospective customers, and reports including the Brazos Area Plan by Caudill, Rowlett, Scott and Associates, and an industrial development plan for Bryan-College Station by A&M’s Industrial Economics Di vision. Recommendations were based on assumptions that the A&M student population will surpass 16,000 by 1975 and the effective buying power of Brazos County will increase 125 percnt by 1980 to $200 million.
