Malls create a feeling of close
ness, and Lester said, “J.Q. Public
is lazy and doesn’t want to walk. If
they can’t park right in front down
town, customers won’t park a block
away.”
Lester’s original store was on
Main Street, but a fire destroyed it in
1976 and it was never rebuilt.
“It’s not feasible to rebuild,” Les
ter said. “The problem with down
town Bryan is that it’s all right for a
small store with a small volume.
“It’s all right for a mom and pop
business because the rent is
cheap,” he added.
Kenny Martin’s jewelry store falls
into this mom and pop category. He
opened a small store in uptown
Bryan in 1978 and will soon move
into his own larger store in the heart
of Main Street.
“Business has been good,” he
said. Like Dodson, Martin said he
relies on loyal customers making
repeat purchases and telling their
friends.
He didn’t open in a mall for eco
nomic reasons. In a mall, Martin ex
plained, the rent is high and in
cludes a percentage of the gross.
“That’s gross,” he stressed, “not
profit.”
Montemayor agrees with Martin.
“Everyone keeps shuffling off to the
malls and in my opinion they’re not
doing as well,” he said.
Montemayor opened his down
town restaurant in September and
said he’s doing great.
“The area is better than ever,” he
said. “People see one or two build
ings empty and that’s what catches
the eye. It’s very much alive.”
Both businessmen were
attracted to the area in part by one
of downtown’s chief charms — low
overhead.
But he hesitates in calling this a
trend. There are still too many
vacancies, he said, which hurts the
area.
“They tend to bring down proper
ty values,” Miller said. “Buildings
deteriorate more rapidly when
they’re just sitting there."
This is due to the lack of mainte
nance and vandalism, he ex
plained. The resulting run down
appearance tends to discourage in
vestors, Miller added.
“Buying a vacant building is the
difference between buying an occu
pied house and an empty one,” he
said. “It’s hard to imagine what it’ll
look like when it’s not fixed up.”
But it’s anyone’s guess if down
town Bryan will ever be fixed up.
Neither the city Of Bryan or the
downtown merchants are involved
in any revitalization project. But the
land and space is available for
those who are interested in becom
ing a part of this aging but often
attractive area.
