Dying?

Downtown Bryan appears either
to be dying or thriving, depending
on your view of Main Street.
Bryan City Planner Cliff Miller
looks out of his office in the uptown
city hall annex and sees a stagnant
street.
A block down Main Street, Bob
Dodson looks out of his men’s retail
store window and says he senses a
bustling atmosphere. He heatedly
says the notion that downtown
Bryan is dying is absolutely incor
rect.
Further down the street, Jose
Montemayor surveys his two-
month-old restaurant and wonders
how he ever thought it was too big.
Visitors at the end of Main Street
see the run down Twin City Mission
Thrift Shop, and the vandalized,
vacant shops and are sure the area
died long ago.
On the surface the area appears
dead. The glaring, empty look of the
few vacancies are more noticeable
than the faded and worn, but occu
pied buildings. At times Main Street
has the forlorn look of a deserted
movie set, but secretary Annabell
Bryant says the large number of
cars parked downtown indicates it
is not deteriorating.
Bryant leases several properties
for the Brazos Varisco Estate, in
cluding F.W. Woolworth and Co.
and the vacant first floor of the
Varisco Building. J.C. Penney
moved out of the 22,000 square feet
property four years ago, Bryant
said, and it has remained empty.
But she attributed this to the size of
the property and not its downtown
location.
As a tenant, Woolworth submits
sales reports to the estate, and
Bryant said these indicate in
creased sales.
Dodson reports increased sales
too — up to 48 percent from last
year. He gets upset when people
say the area is dying.
Dodson predicts a trend of mer
chants returning to downtown when
the regional mall on Highway 30
opens.
“The overhead is much less,” he
explained, “and we can offer better
value for the money.
Customer loyalty is Dodson’s
weapon against the malls, he said.
These malls have taken away
some of the marketability of the
downtown area, Miller said.
Jack Lester Jr. runs a depart
ment store on Villa Maria and he
attributes the success of the malls
to consumer laziness. The people
have moved away from downtown
