By JEAN HENKHAUS Construction of an office park for the College Station area will begin October 15, John C. Culpepper, Jr. announced recently. A joint venture between Culpep per Properties and the Cruse Cor poration, the facility will be located in Culpepper Plaza Shopping Cen ter on Hwy. 6. The one-level office park will be constructed in two phases, with a projected March 1978 completion date for the first phase. Estimated cost for completion of th e project is in excess of $1 million. Aside from leasing office space, contiguous warehouse space will also be availal}le to customers. The cost for office space will be fifty-five cents per square foot. Warehouse space will go for twenty cents per square foot. All warehouse space will be semi-truck dock height. Each phase of the project will consist of 32,000 square feet and will house 16 individual suites ranging in size from 850 to 2,250 square feet. Four landscaped courtyards will provide each suite of offices with a view. Several energy saving devices will be incorporated into the plans for the center. Metal reflective moves and glass will be used to improve insulation. Suites will also he equipped with individual heating and air condition ing controls.
