The College Station Planning and
Zoning Commission voted Monday
to raise the minimum flood water
elevation for construction from 293
feet to 295 feet above sea level along
a stretch of Wolf Pen Creek.

level.
The action was taken to insure
that developers of a Planned Unit
Development (PUD) in that area
place housing structures a safe dis
tance from the creek banks. The
commission said it felt it was neces
sary to raise the mark because in
creased construction nearby is forc
ing more water each year into the
creek, posing a threat of higher
flood waters.
Wolf Pen Village, located east of
the creek, is one of two PUDs in the
city. The other, Post Oak Forest, is
near the east by-pass on University
Drive.
PUDs, included in the city’s zon
ing ordinance, are areas set aside for
the development of residential
areas and, at the same time, preser
vation of trees and natural topog
raphy. The concept allows a creative
approach to the planning and de
velopment of smaller networks of
utilities and streets, thereby reduc
ing housing costs. The ordinance
says that any combination of hous
ing structures, including single
family residences and townhouses,
may be built within PUDs.
Wolf Pen Village is being de
veloped by J. W. Wood, president
of the Wolf Pen Village Association.
Don Reiser is developing the Post
Oak Forest project.
Both developers asked the com
mission if building plans submitted
after the approval of the PUD area
would still be valid. The commis
sion ruled that the plans were valid,
even though the developers had
submitted plans more detailed than
required by the ordinance. The or
dinance requires that each de
veloper submit plans to the com
mission for approval before con
struction can begin.
